How do I find out what my Long Island home is worth?
Start with an estimate, then review recent comparable sales and competing homes with a local agent. Condition, layout, updates, lot and exact location all deserve attention. Get an initial home-value estimate or request a property-specific review.
Why can an online home estimate differ from an agent’s price recommendation?
An automated estimate may not reflect the current condition, interior layout or recent improvements. An agent can consider those details alongside comparable sales and current competition. Both should be treated as estimates, not a guaranteed sale price.
Should I use active listings or sold homes to price my property?
Review both. Closed sales show completed transactions; active listings show the choices buyers have now. An asking price is not proof of what a buyer will pay. Your review should explain which comparisons are relevant and where the properties differ.
Does the same ZIP code mean two homes are good comparables?
No. Postal proximity alone does not establish a useful comparison. Consider property type, size, condition, lot, exact location and timing. This distinction is particularly useful around Plainedge, where community and postal labels can differ.
